Welcome to Casa Coatl, located in manzana 737 at the southwest corner of the new region 9 in Tulum. Casa Coatl sits upon a 10 by 26.5 meter lot along side a natural little cenote with coconut palms. This cenote has been zoned a public park, never to be built upon, insuring a forever natural connection to this amazing Maya jungle. Tulum is growing fast, so fast that it is now officially MexicoŽs fastest growing city. The new avenue in front connects Casa Coatl directly to Highway 307 (Avenida Tulum), less than a kilometer away.
The name Casa Coatl refers to the Maya history associated with this lot. A spiral grouping of rocks exemplifying the multidimensional serpent which in turn represents our soul path in life, was found before construction. Out of respect for the cenote and this sacred Maya space, no construction garbage was strewn, thrown, buried or built into this property. The gardens and water systems have been fully landscaped with respect, and surrounded with a sturdy Maya rock wall with jungle hardwood columns.
The architectural plans of Casa Coatl and itŽs ergonomic design are the result of my expertise along with an Italian architect and experienced Maya workers. My family has been building homes in Milwaukee, Wisconsin for over 25 years. I have lived in Tulum for almost 10 years and enjoy designing homes and gardens which function in an ergonomically correct fashion. This means the house breathes well, stays dry in the rainy season and is always bright but yet protected against the heat of the afternoon summer sun.
Casa Coatl faces the avenue to the west. A large two door gate is not covered by a palapa roof in order to preserve the view of the second little cenote on the other side of the avenue. The garden includes plants such as nopal cactus, palms, noni, yucca, agave, elephant ears, guano palms, chaya and others. Pathways surround the house while unique rock formations are accented by two natural little caves. Hand cement artistry and colorful tile accent the large front patio where there is a also a palapa covered door to the cenote park.
Entering the lower level of the home youŽll find 10 foot ceilings and large windows, including two upper windows which insure continuous cool ventilation. The kitchen and dining area faces the front garden and has a large palapa overhang protecting it from the afternoon sun. Sat TV makes this room, along with the front patio, the lower level main entertainment areas. The back hallway offers desk space, while the good size bath includes a sunken shower tub and colorful glass block for beautiful sunrise showers. The lower bedroom is built with a large high north side ventilation window which rarely needs to be closed. A built in closet with tiled shelves offer storage space above.
Exiting through the back door youŽll find another patio with colorful tile, fresh green grass and more plants and flowers. Underneath the outside stairway is the hot water heater and iron bar storage area where currently the generator is kept (federal electricity is in the process of being connected throughout region 9). This back yard area could easily be built into a master bedroom and bath, thus enabling you to build whatever you want above on the second level.
By following the covered outside stairway to the second level, youŽll enter a screened in palapa and hardwood stairs leading to the loft. This third level loft stays dry and offers a wonderful view over the jungle to the east. It is incredible for sleeping. Below the loft youŽll find a blue and green spiral snake subtly built into the crazy tile floor. Perfect for entertaining and parties, the second level has a sun deck offering direct views of the two front cenotes and gardens. An outside shower accents the sundeck, good for cooling off on hot, sunny days. The cute upper bath has Italian style wooden shutter doors on the window.
Casa Coatl offers a world of opportunities to the new buyer. As of now the upper level is only screened in, as that is the way we like it. Any buyer has the option of installing windows. The outside stairway can easily be enclosed in order to create one large home. Also the upper bath will be left partially undone, so the new buyer can finish with tile, paint or styled rock detailing. Should the new buyer choose to build the lower level master bedroom, the second level can be built into a another bedroom or even a kitchen.
This flexibility means any buyer has the ability to keep it like it is, create two separate homes, or one large home. Because of the commercial zoning included with itŽs location on the avenue, Casa Coatl could easily be a business (scuba shop, restaurant, book store) on one level and private home on the other.
The new avenue means it only takes 4 minutes to get to the center of Tulum town. Soon, Avenida Kulkukan will be opened to the beach, thus shortening travel time to one of the worldŽs most beautiful beaches.
Time has passed, growth has continued and I am now ready to build my next home. Current asking price for this titled property is approximately $150,000 USD.
